Let’s start with an overview of themarket as it is on Sept 1st, 2021.In my 16+ years in real estate, I’ve neverexperienced a buying frenzy to theextend it is happening right now. Youmay have heard stories of homes sellingfor 50, 75 or even 100,000 ABOVE listprice. These stories are true.Going back over the previous 3 years, wecan see that around 1000 availablehouses for sale in Winnipeg would be anaverage amount for Sept 1st.Today, we have 751. Lets take a look at available houses priced under $250,000Currently, Sept 1st, there are 247 active listings, up from Aug. 1st(207), and way down from last year where we had 274 activelistings available in the under $250K range.During August this year, we sold 146 homes, with another 17showing as "Pending", for a total of 163 possible sales.That's up slightly from the 148 in July this year, and down from the 199 sold last year. WHY? Because houses UNDER $250k arebecoming more rare. It's tough to find a home in this price range,where our average home is closer to $370K in Winnipeg.This means the inventory sits around 47 days, lower than last year's53 days. Let's take a look at available houses bet. $250,000 & $500,000This is Winnipeg's most active price range, by far.Currently, Sept1st, there are 335 active listings, which is very closeto the previous month, but much lower than last years 492.During August this year, we sold 481 homes, with another 50showing as "Pending", for a total of 531 possible sales.That's down a little from July's 557, and also down from last year's630 sold in August 2020.This means the inventory sits at 19 days, slower than last month butfaster than a year ago.Photo by Serena | Photography
